Body Corporate Concrete Repairs in Brisbane

In a Queensland body corporate, the body corporate must keep common property in good condition and structurally sound, and in a building format plan it must also keep a lot's foundations and essential supporting framework sound. So concrete cancer in the building's structure is usually the body corporate's to repair, whoever first reported it.

What body corporate concrete repairs in Brisbane actually involves

Before a general meeting votes on work costing more than the scheme's limit for major spending, every owner must be given copies of at least two quotations. Unless the body corporate has set its own limit, it is the lesser of A$1,100 times the number of lots and A$10,000.

A heritage-listed building

Some of Brisbane's older concrete flat buildings sit on the Council's Local Heritage Places register, among them a New Farm block from 1934 with concrete portico columns, another from 1965-66 with concrete banding on each level, and a 1940s block in Fortitude Valley described at the time as having reinforced concrete balconies. Renovations to a local heritage place generally need Council approval, though a General Exemption Certificate permits some maintenance and minor work, such as minor repair and structural reinforcement of an element that can no longer be conserved, without an application, inside its own conditions. A place on the state Queensland Heritage Register, such as an interwar Kangaroo Point building, needs approval for most changes under a separate state process.

Finding the original design

Where the building was built or altered after 1972, the Council may hold a digital copy of the approved building plans, at A$191.05 plus A$63.70 for a complex request, applied for by a unit owner with a letter of authority from the body corporate. Where it was built, altered or renovated before 1972, the Council holds nothing, and the Council cannot pick out footing or slab details even from a file it does hold.

The duties above are stated for schemes under the Standard and Accommodation Modules. Your body corporate manager can tell you which module your scheme uses, and an exclusive use by-law can change who maintains a given area. The other modules were not read for this site.

Body Corporate Concrete Repairs in Brisbane — common questions

Does every owner vote?

A motion for major spending goes to a general meeting with the quotations attached to the notice.

Can the committee approve it alone?

That depends on the committee spending limit your scheme has set; ask your body corporate manager.

Is a heritage-listed building different?

Yes. A local heritage place generally needs Council approval for renovations, though a General Exemption Certificate covers some maintenance and minor work without an application. A place on the state Queensland Heritage Register needs approval for most changes under a separate process.
